The year 2018 was a very challenging year for Real Estate in Orange County. We practically started the year with lower amount of inventory through April. The demand, however, during these first four months was slightly lower than the same period of 2017. It was clearly a Sellers' Market during these first 4 months. Beginning in May of 2018 the inventory of available homes began to climb as the demand started to decrease. By the end of 2018 we had a 43% inventory increase over December of 2017, while the demand decreased in double digits for the same period. It clearly appears that we are entering a Buyers' Market.
We further would like to point out that these statistics are very general in nature as we have seen pockets of areas where the supply of homes is not keeping up with demand. The supply and demand in your area can be very different. We urge you to consult with us about the condition of the market in your specific area. We see this market as an “OPPORTUNISTIC” market. We still see many homes sell with multiple offers. This is all a function of Preparation, Pricing and having a Great Marketing Strategy. Also, many buyers are taking advantage of this Buyers’ market and are capitalizing on those opportunities.
