The Market is Much Better Than You Think
The state of the real estate market in Orange County is very optimistic at this time. We hear conversations about the high inventory of Un-Sold homes, and we also hear that not too many buyers are buying at this time. Below you will find a graph that compares the state of the market as of July 9th, 2019 vs. what it was in the 30 days prior to April 16, 2019, just 90 days ago. Contrary to all that you hear, here is my analysis of it:

19 STEPS FOR BUYING A HOME IN CALIFORNIA
95% of buyers start their home search on the internet before even speaking with a Realtor. Buyer’s have access to over 90% of the MLS (Multiple Listing Service) that Realtors provide to their clients. Buying a home with the help of a Realtor is no longer just about having access to available listings. It is about building a trusting relationship with a true professional who can negotiate on YOUR behalf, advise against properties with certain known defects or location issues, advise on the present and future market activity, prepare and package the most competitive offer possible, and much more. Here is a list of steps from beginning to end that you may experience during the home buying process:
2018 OC Market Recap
We, at "Davar & Co.", believe in providing valuable information that would help you make informed decisions when dealing with Real Estate. The year 2018 was a very challenging year for Real Estate in Orange County. We practically started the year with lower amount of inventory through April. The demand, however, during these first four months was slightly lower than the same period of 2017. It was clearly a Sellers' Market during these first 4 months. Beginning in May of 2018 the inventory of available homes began to climb as the demand started to decrease. By the end of 2018 we had a 43% inventory increase over December of 2017, while the demand decreased in double digits for the same period. It clearly appears that we are entering a Buyers' Market.
